Buying land in Bamako: the steps
Buying land is often the most important purchase of a lifetime. Here is the order to follow to limit the risks, from budget to title.
1. Set your total budget
The land price is not the final cost. Add transfer fees, the notary, boundary marking and the title. Calculate it with our costs simulator, then see what your budget can buy with the “My budget” tool in the app.
2. Choose the neighbourhood
Compare prices: from 30,000 F/m² (Yirimadio, Sirakoro) to 525,000 F/m² (Hamdallaye ACI) in our Q3 2026 survey. See the table of the 12 neighbourhoods.
3. Spot and visit
Visit the land, talk to the neighbours, check access to the road, water and electricity. Never decide from a photo or a message.
4. Check the seller and the papers
Who is the real owner? Which document proves his right? The land title is the only valid proof of ownership since the land reform. Follow our checklist and read the land title guide.
5. Have the plot marked out
A licensed surveyor fixes the boundaries and draws up the plan. This avoids neighbourhood disputes.
6. Negotiate and write down the agreement
Put in writing the price, area, payment terms and schedule. Do not pay the full amount before the checks.
7. Go through a notary, pay traceably
The notary drafts the deed and secures the payment. Keep all receipts and prefer transfers or traceable payments to cash with no trace.
8. Transfer and title
Have the sale registered and start the land title procedures in your name, with the notary's help.
9. Fence, then build
Fence and watch over the land. To build, estimate the budget with our materials quote.
